Vallee was retained by the Lighthouse Festival Theatre to undertake a comprehensive multidisciplinary condition assessment of its historic theatre building located in downtown Port Dover. Originally constructed in 1904 to serve as the Port Dover Town Hall, the three-storey provincially designated heritage building serves as one of Southwestern Ontario’s premier performing arts venues and includes theatre, commercial, and ancillary support spaces.

Working in collaboration with specialist mechanical and electrical consultants, Vallee completed structural, civil, mechanical, and electrical assessments to evaluate the overall condition of the facility and identify future maintenance and capital improvement priorities. The investigation included review of the historic stone foundations, masonry walls, wood-framed structural systems, drainage infrastructure, plumbing systems, building services, and electrical distribution systems.

The assessment documented the condition of key building components, identified areas requiring repair or monitoring, and provided recommendations to support the long-term preservation and operation of the facility. Particular attention was given to moisture management, foundation performance, aging building services, and the preservation of heritage building elements, including recommendations for future assessment and conservation of the landmark clock tower.

The completed study provided the Theatre with a prioritized roadmap for future maintenance, rehabilitation, and capital planning, helping to ensure the continued use and preservation of this important cultural and heritage resource within the Port Dover community.
